Gas Safety for Leaseholders
The Federation of Private Residents Associations (FPRA) has announced its support for Gas Safety Week, and is calling residential block management and tenants to be aware of gas safety hazards and to take care to be ‘gas aware’.

The Federation of Private Residents Associations (FPRA) has announced its support for Gas Safety Week, and is calling residential block management and tenants to be aware of gas safety hazards and to take care to be 'gas aware'.
The FRPA is advising members, including residential block management, about gas safety issues on their website and through its newsletter which is sent to all members and will be releasing an official list of registered engineers.
Each year many people suffer from preventable gas related incidents that cause injury or death. These include explosions and fires caused by gas leaks, with nearly 400 people hospitalized each year following gas related accidents. It's imperative that landlords and leaseholders are aware of the importance of having an annual gas safety check - faulty gas appliances can kill or cause serious injury which can be prevented.
Appliances include cookers, boilers and fires and these appliances should be checked every year without fail, and they should be checked by a qualified and registered engineer.
Gas Safety Week aims to put gas safety in people's priority when it comes to safe living, and it's important that landlords understand the risks and are aware of the changes to the building regulations affecting homeowners, leaseholders, landlords and property managers at the end of the year."
Bernie Wales runs BW Residential Property Consultancy Ltd and advises landlords and leaseholders on regulations and changes in the law. He says:
"At the beginning of August we sent an email to all leaseholders in buildings managed by us, with gas supplies. This asked those contacted to ensure that they comply with new Health & Safety requirements regarding gas boilers. We asked everyone to take action immediately, informing our contacts that from 1st January 2013, new Gas Safe requirements state that every gas boiler flue (the pipe taking fumes away from the boiler) needs to be inspectable throughout its entire length. The problem is that in some properties, mainly flats and apartments, boiler flues are hidden behind walls, ceilings or ducting. The danger is that poisonous gases can leak from the flue - which would kill the occupants of the flat - unless the flue is regularly checked to ensure it is safe.
"It's important for people to be aware that as of 1st January 2013, any Gas Safe registered engineer will turn off gas supplies where the boiler or flue are considered unsafe - including where the flue cannot be inspected."
